Architectural Guidelines and Housing Styles
 
The vision for Waterberg is described as - making use of an architectural language that blends architecture and nature through the use of selected local materials blending into the landscape thereby creating harmony with the environment.


The individual buildings will have a strong modern African feel which would enhance the natural landscape.

To honour and celebrate the spirit of place earthy colours selected from the natural palette will be used for the buildings, blended with natural reddish stone from the site, pigmented and patterned plaster, oxidised metal, glass and treated timber "latte" forming natural screens, all referencing rural agricultural buildings.

Visual pollution will be controlled with sensitivity, siting individual houses subtly, so that privacy to neighbours and the surroundings can be achieved. This would be facilitated by making use of low pitch roofs conforming to natural materials in colour and form, which would blend into the indigenous landscape.

Residential components will be sited away from the golf course, placed in and around cul-de-sacs, which would form nodal points to individual roads. A building envelope will be determined for each individual stand, taking placement and height of all buildings to be erected into consideration and their impact on, neighbours and the environment.

The skyline will be maintained as the roof forms and pitches would be well within the stipulated parameters.

Natural materials and the planting of indigenous vegetation will be used to control and eliminate any reflective surfaces which may impact on the environment.

The use of lighting throughout the development will be carefully addressed to reduce hazardous and excessive over spillage of light.

Waterberg will encompass ‘green living’ requiring owners to use solar energy water heating, gas stoves, LED and energy saving light bulbs, storage in battery banks as well as other energy saving appliances.  

Roads will be treated sensitively, from both a structural and aesthetic perspective, and will conform and blend into the natural surroundings.

The architectural vision throughout the development is one where the buildings will eventually be overwhelmed by the indigenous surroundings which in turn should form an integral part of the environment.
